Default Need help upgrading 3GS 5.11 3.12 to newest firmware

I'm going to attempt to upgrade my Unlocked ra1n'd tmobile 3GS 16gb to 4.0.

How would I go by doing this?

Do an upgrade under Itunes? Will I lose all my apps and data?
Will I need to activate the phone again?

Will this finally solve the whole tethered unlock I had before?

Let it restore to 4.0.1 through itunes, you will need a sim to activate your iphone. Jailbreakme.com to jailbreak. You can sync back your apps from Itunes.
This latest jailbreak is an untethered jailbreak.

Will it sync my contacts and notes, calendars etc also?

What if I don't have a sim to reactivate the phone. I have the original ATT Sim that I cancelled to move back to Tmobile.. will that work?

Restore as in click "Update now" under the phone properties in Itunes, right?

Yes, your contacts will sync back but the notes/calenders will not be there because you have to setup as a new Iphone. Yes, you can use the atnt sim to activate.
Do the restore mode , not update.
