Please Help! Unlock & Jailbreak

I'm new to this site and I am thinking about purchasing an iPhone (16GB) from Apple. My service is with T-Mobile and I plan to stay with them as my carrier. Can you confirm for me the steps that I would need to do to first I guess Unlock the phone and then Jailbreak it, is that right? Do I also have to purchase anything or any type of sim card or hardware to Unlock it? This is a little confusing, please help!
