planning on selling 1.1.3 iphone

well im going to sell the phone i have now but before i do i want to upgrade it to 1.1.4 and have it unlocked. what would be the easiest way to go about this? i have ipwner and the 1.1.4 ipsw so what exactly do i do to have it be an unlocked jailbroken iphone with 1.1.4? thanks
